Dear Residents:

Please know, in the Ridgewater community, that any owner who wants to sell or transfer their property must provide the Board with written notice at least seven days in advance. This notice should include the name and address of the new owner, the date of the transfer, and any other information the Board may need. Even after the transfer of title, the original owner remains responsible for all obligations related to the property, including any assessments, until the Board receives the notice of the transfer.

This policy is based on CC&R ARTICLE 15 GENERAL PROVISIONS, dated January 4, 2018, sections:

 ARTICLE 15 GENERAL PROVISIONS

15.10. Notice of Sale or Transfer of Title. Any Owner desiring to sell or otherwise transfer title to a Lot shall give the Board at least seven (7) Days’ prior written notice of the name and address of the purchaser or transferee, the date of such transfer of title, and such other information as the Board may reasonably require. The transferor shall continue to be jointly and severally responsible with the transferee for all obligations of the Owner of the Lot, including assessment obligations, until the date upon which such notice is received by the Board, notwithstanding the transfer of title.
